BD Realty Advisors, L.L.C. has been serving clients since 1995. We provide a full range of real estate services customized to our clients’ needs. Brad Dill, Owner/President has more than 30 years of experience in all aspects of real estate development including vacant land, residential lots and homes, golf course/country club, multi-family, industrial, retail, office, agricultural and manufactured/modular home properties. This experience has been in Texas, Colorado, Arizona, Florida, Iowa, South Carolina, North Carolina, New Mexico, and Georgia.

- Land Development –
Complete development services for all types of land development including residential and commercial subdivisions and commercial construction.
- Brokerage –
Full range of commercial brokerage services as a listing and a buyers broker including all aspects of the transactions from the site selection through the closing. Our personnel have closed more than 400 transactions totaling more than $100,000,000 in real estate and real estate related notes.
- Due Diligence –
Full range of research and analysis for any type of real estate or loan acquisition which is being considered by our clients.
- Consultation –
Full range of services for clients including investment opportunities, loans, utility districts and homeowner associations.
- MUD Reimbursable –
We have negotiated millions of dollars in Municipal Utility District reimbursable from various MUDs for our clients. This included helping negotiate development financing agreements, researching and assembling the appropriate documentation necessary for the MUDs audit, helping obtain bond approvals and the timing of such reimbursements.
Brad Dill, the owner and President of BD Realty Advisors, LLC since its inception in 1995, has over 30 years of real estate and construction related experience. Brad holds a B.S. degree in Real Estate Finance with a minor in Architecture from Iowa State University. When creating his company, Brad, placed a priority on creating and maintaining high ethical business standards, as well as creating an atmosphere of respect within the company and with our clients and investors. He has completed numerous land, residential lot transactions and contract work, dealt with real estate brokerage, acquisitions, dispositions, due diligence, management, expert testimony and property inspections. BD Realty Advisors has developed numerous residential lot subdivisions, as well as commercial properties in the Houston area.
Prior to creating BD Realty Advisors, Brad spent 11 years with First Nationwide Bank/FGB Realty Advisors, where he was responsible for asset/property management, property acquisitions, due diligence, real estate sales, development and lending. His real estate work included land, residential, multi-family, industrial, retail, agricultural, mobile home and office properties for the bank, RTC and FSLIC in various states, including Texas. He managed all aspects of acquisitions, sales, leasing, development, construction, maintenance and environmental. He has worked with clients, governmental agencies, utility districts and property owners associations.
Brad feels strongly about the importance of community service. He has given back to the community in many ways including serving as a Director on a MUD Board for eleven years and on the Holy Trinity Episcopal School Board for nine years. He has been active in his church and has served in various capacities while a member there since 1990. Brad has been married for more than 30 years and has a grown daughter.

Merrill Willgrubs received a BS Degree in Mechanical Engineering from the University of Houston and a Master of Science degree from the University of Texas in Austin. Mr. Willgrubs is a registered Professional Mechanical Engineer and a licensed real estate broker in Texas. Mr. Willgrubs has worked at NASA’s Astronaut Office, lead a Special Testing division of a large civil engineering laboratory and managed, as a consultant, three international technology development projects, valued at more than $75MM before achieving his master’s degree. For the past 20 years Mr. Willgrubs worked as a project finance consultant for boutique investment and merchant banks, funds, and trading firms. During this time Mr. Willgrubs founded or managed enterprises in the real estate, transportation, logistics and education industries. Mr. Willgrubs has also served as a Director on a Municipal Utility District board.

Seth Lincoln received a BS degree from Cornell University in 1979. Mr. Lincoln founded Hampton Homes in 1987 and subsequently several home building companies in various markets including Houston, Corpus Christi, Texas, Gulfport and Biloxi, Mississippi and Des Moines, Iowa. Under his leadership, Hampton Homes became one of the top twenty builders in Houston and was consistently identified as a member of the National Builder 400. Mr. Lincoln has been a leader in the business community since 1979. An entrepreneur at heart, he has owned operating companies ranging from Rockefellers Night Club to S&C Construction, a construction and development company that specializes in underground paving and residential construction. He also founded numerous entities that operated in varied industries including commercial construction, mortgages, banking, real estate, machine shop and a wholesale and retail meat company. Mr. Lincoln’s talents as a company operator have earned him appointments to various boards including: ACIA Civic Association, Partners Bank (founding member) and Holy Trinity Episcopal School (founding member).

Andi Peto-Selby, a Texas Realtor®, commenced in the world of real estate with apartment leasing and management during her college days. She has extensive experience with management of a private real estate trust, selling new construction homes with a national home builder and residential and commercial real estate sales. Ms. Peto-Selby has previously been employed as a financial institution Operations Manager with expertise in the areas of mortgage and consumer lending. Employment as an Account Executive with TransUnion, a national credit bureau provided experience with structured project and professional service methodologies, sales and service of analytical, strategic and technological consumer credit database information. Consultative business planning and development of multi-faceted solutions extend to successful real estate results. Sharing strength with our communities has been a priority with previous Board of Director positions for Houston Credit Coalition, Consumer Credit Counseling Services, a Harris County MUD, and Houston Manuscriptors Guild. Ms. Peto-Selby is also a child advocate as a Galveston County Court Appointed Special Advocate (CASA).
